What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service necessary?

Challenging property taxes

Property tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has completed a recent appraisal or home measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes.
